What Success Looks Like In This Job

This position is responsible for confirming sales that pertain to the residential valuation process and overseeing the sales confirmation process to ensure consistency of the process and its effect on the valuation process; documents the sales process for internal and external purposes and reporting; and assists with the coordination of real property reappraisals for all property types including residential Duplex, Triples, Multiple Family, Townhouse, and Condos (commercial properties are excluded from Analyst responsibility). This position provides support for all appraisal staff working with the sales validation process and reviews data to ensure procedures and standards are followed correctly and that statutory requirements for sales validation are met. This position assists leadership on new programs, procedures, and best practices and is responsible for performing a variety of duties requiring confidentiality and independent, logical judgment. The successful candidate must be able to work in an ever changing work environment.

  • Collaborates with Chief Deputy Assessor and all Analysts in the office to ensure that analytical resources support each other and skills are shared to build consistency for analytical philosophy, office procedures, data manipulation, and analysis tools used.

  • Works with Senior Valuation Analyst for the valuation of real property to include Single Family, Duplex, Triplex, Multiple Family, Townhouses, and Condos, using established valuation methodology and processes.

  • Assists in the analysis of real estate market trends and location adjustments and reports findings to Assessor, Chief Deputy Assessor, and appraisal staff.

  • Generates reports that provide information to the appraisers for inspection purposes, data entry, and management as needed.

  • Assists in generating office practices concerning the data entry of improvement data and creation of projects that may need to occur to clean old data or create new data fields for data capturing.

  • Assists Senior Valuation Analyst in the development of production and quality control reports and ensures that data conforms to internal standards and presents findings to Assessor and Chief Deputy Assessor.

  • Assists the Chief Deputy Assessor in reporting and meeting with the State Auditor to share the sales validation process and present specific sales documentation as requested by the Auditor for Residential property types in Adams County.

  • Performs other related duties and responsibilities as required.

Qualifications for Success

  • Experience:Minimum of five (5) years experience in the Mass appraisal industry.

  • Education and Training:

  • Bachelor's Degree required, with a preference toward Math, Computers or other analytical disciplines.

  • In lieu of a Bachelor's Degree, equivalent experience and training which provides the required skills, knowledge, and ability may be substituted, subject to the approval of the Assessor.

  • License or Certificate:

  • Possession of, or the ability to obtain, a Colorado Appraisal License.

  • Possession of, or the ability to obtain, a valid Colorado Driver's License.

  • Background Check:Must pass a criminal background check.

  • Physical Requirements:

  • Must be physically able to operate a variety of equipment including computers, calculators, adding machines, facsimile machines, tape measures, cameras, and drafting instruments.

  • Must be able to operate a motor vehicle safely.

  • Requires the ability to exert up to twenty pounds of force occasionally and up to ten pounds of force frequently.
